1.        The Association President, Jim Hogan, formally opened the meeting at 11:10 A.M. and welcomed new and returning members.

2.        Lots 1, 2, 7, 8, 9, 10, 12, 13, 19, 26, 27, 28, 29, 30, 37, 45, 46, 47, 50, and 53 were represented.  This exceeds the required 10%, so a  quorum was present.

3.        The Treasurer, Jay Youngquist, reported that he had sent notices of the meeting in a timely manner to all Association members.  Without objection, it was determined that proper notice had been given.

4.        The President presented Minutes of the previous Annual Meeting on May 31, 2003.  These Minutes were made available to attendees.  Reading of the Minutes was waived, and the Minutes were accepted as written.

5.        The Treasurer presented the financial report, which was provided to attendees for review.  The report showed a balance of $45,706.  Accounts receivable of $3,032, includes $2,723 of back dues and fees for Lot 44, which has been in bankruptcy for some time.  The 2004 operating budget is $7,650.

6.        Jay Youngquist reported for the Environmental Control Committee: 

• Of 52 lots with 47 owners, 22 houses have been built or are under construction.  In addition, 2 plans have been approved.
• There have been 2 exceptions to the covenants that will be taken up by the Board.  The Porta Potty has been installed for the summer.
• Mowing is under contract, and the first mowing has been done.
• We have 3 new picnic tables built by Jay Youngquist to replace the original worn out tables.
• We are planning to bring in sand for the beach area.
• Park Run needs maintenance to the culvert.
• The boat ramp and the approach to the ramp are in need of repair.  This work will be combined with culvert repair.
• We have new trash cans at the pavilion.
• There is damaged Trex at the end of the dock.

7.        There will be a community picnic on July 3.  All are encouraged to attend.

8.        We held an election for the Board of Directors.   There were 3 expiring Board positions.  Jim Hogan, Jay Youngquist, and Jennifer Walsh,  whose terms were expiring, were re-elected to the Board.

9.        Docks and Common Area: 

• Michael Organ questioned the overall design of the docks and suggested that we should investigate the state of the art in piling/dock design.
• He also suggested that there should be spaces for jet skis.

10.     New Business

• The question was raised about any activity on the adjacent 27 acre property.  No-one had any information.

11.  There being no further business, the meeting was adjourned at 11:40 A.M.
