Procedures for Residential Construction Approval

1) Read through the Declaration of Protective Restrictions and Covenants, Articles I through III.

2) Complete the attached Construction Approval Form.

3) Submit the completed form, along with 2 copies each of your house plans and site plan to:

4) The Environmental Control Committee (ECC) will review your materials within 30 days.

5) The ECC will either send you a letter of approval, or contact you by telephone if it cannot give you immediate approval.

6) When you receive your letter of approval, submit it to Louisa County along with your request for a construction permit. The County will not issue a permit without the letter of approval and approved construction drawings.

7) Approval shall expire with 6 months after submission of plans if construction has not commenced.

8) Property Owner is required ensure that their is an onsite trash dumpster for construction debris and toilet for use by construction workers.


Note Especially in the Covenants That:

1) No temporary or other outbuilding shall be constructed unless approved by ECC.

2) Set-back requirements:

60' from front road
25' from rear lot line
15' from each side line

3) Square foot minimums are measured based upon heated living area on the ground floor. (Waterfront: 1,400 square feet; access lots: 1,000 square feet).

4) The must be decking on 2 sides of the house. The total decking must be a minimum of 400 square feet (800 square feet for waterfront lots).

5) Roof pitch must be a minimum of 5/12.

6) The height of the residence, when measured from the ground level (excluding basement), must be no higher than 36 feet or 2 stories.

7) Exterior of all structures must be completed within 9 months after start of construction or alteration and 12 months after completion of the foundation. Variances may be approved by the ECC to overcome natural deficiencies. Extensions may be granted by the ECC.

8) Prior to any excavating or construction, an entrance culvert meeting state specifications with a minimum of 3 inch gravel base and a minimum of 60 feet in length, commencing at the community access road nearest edge and extending into the lot, shall be installed.

9) Seeding and fertilizing of excavated land must occur within 20 calendar days following completion of excavation.

10) A stockade or chain link fence is prohibited unless approved by the ECC.

11) No model or exhibit house shall be erected unless approved by the ECC.

12) Satellite dishes in excess of 3 feet must be approved by the ECC.
